SNG & Partners advises ICICI Prudential on ₹520 crore Pune IT Park acquisition

ICICI Prudential Asset Management Company Limited, acting through its ICICI Prudential Office Yield Optimiser Fund – Series II, has acquired Aditya Shagun Infinity IT Park, a premium IT complex comprising land and building located in Pune, from K Raheja Corp and Shagun Developers, for a consideration of approximately ₹520 crore.

SNG & Partners acted as legal counsel to ICICI Prudential Asset Management Company. The Firm advised on all aspects of the multi-faceted transaction from structuring and deal-stitching through to end-to-end execution. The Firm’s role also encompassed drafting and negotiating the full suite of transaction documents, including construction agreements, attornment agreements, adherence agreements, and fit-out agreements, in addition to the conveyancing documentation. The firm also worked closely with HDFC Bank, the lender financing the acquisition, advising on the leveraged structure of the transaction and ensuring seamless coordination between the purchase documentation and the financing arrangements.

The real estate and documentation team was led by Samreen Paloba (Partner), with support from Associates Ayushi Shah and Virti Dhanki.

The team was supported with strategic guidance from Sadhav Mishra (Senior Partner).
